Smoke vent rooflight installation in Greater Manchester

A good share of smoke vent rooflight installation in Greater Manchester is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of Greater Manchester, across 87 postcode districts, with fitters travelling to each address.

Towns we list in Greater Manchester

From the larger towns to the smaller places in between, we take on rooflight fitting across Greater Manchester. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in England, where they arise, are covered by arrangement, and we tell you that before quoting.

Included in the work

  • Old vent removed with the stairwell kept protected below
  • Certified vent and actuator matched to the opening and controls
  • New vent fitted, sealed and weathered into the roof
  • Upstand and weathering — We check the upstand suits the new vent and that the roof around it is sound.
  • Free area at the stair head — We check the free area the vent must provide before choosing a replacement.

Rules that apply in England

In England, smoke vents for common stairs must be certified to BS EN 12101-2, provide the free area the fire strategy requires (Approved Document B calls for at least 1 m² at the top of a common stair), and have backup power. Smoke vents have their own energy limit, commonly 3.5 W/m²K. Controls and commissioning are handled by a smoke-control specialist, and building control is involved where the system changes.

Common questions in Greater Manchester

Do commercial rooflights need planning permission?

Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
