New rooflight in an existing roof in Isle of Wight

We cover 12 postcode districts across Isle of Wight, and we fit rooflights in all of them. The work itself does not change from one district to the next. A new rooflight still needs a correctly sized opening, an upstand or flashing to suit the roof, and sealing that matches the covering. What does change is access: terraced streets, long gardens, steep pitches, tight parking. We price that honestly in the written quote rather than averaging it out across every job.

Towns we list in Isle of Wight

Coverage in Isle of Wight works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

What's included

  • Opening marked out, covering stripped back and the deck cut cleanly
  • Rooflight fitted, sealed and checked for even clearance on every side
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Warm or cold roof build-up — We find out whether the roof is insulated above or between the joists before designing the upstand.
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.

Rules that apply in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Common questions in Isle of Wight

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

What upstand height and roof pitch does rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
