Guide ranges for supply & fit; building control notice fee extra in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Towns we list in Isle of Wight
Fitting across Isle of Wight means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.
What the job includes
- Packers, an adaptor or a new insulated upstand where the old kerb falls short
- Building notice given to the council in England and Wales, with its fee on the quote
- Roof membrane repaired and turned up where it meets the kerb
- Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.
- Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
Rules that apply in England
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Common questions in Isle of Wight
What if my roof opening is the wrong size for the replacement rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Do you cover Isle of Wight?
Yes. Fitters travel to addresses in Isle of Wight and the surrounding districts, including PO postcodes. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
