Loft conversion roof windows in Belfast

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Belfast is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every loft roof window we install, from a new opening to a straight swap or a fit-only job. We cover Belfast, the BT1 district and the rest of County Antrim.

Fitting across Belfast and nearby

Looking at a property near Belfast but not quite in it? We work across BT1, BT2 and BT7 and outwards to Castlereagh, Newtownabbey and Lisburn. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Belfast.

Your loft roof windows or ours

There are two ways to do this. Supply and fit means we source a loft roof window that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What the job includes

  • Insulation collars fitted so the room's insulation meets each frame
  • Matching or combination flashing kits for windows side by side
  • Rafters trimmed and doubled where the openings need them
  • Energy performance in a loft — We check every window meets the energy limit for roof windows in existing homes.
  • Balcony-style windows — We check the rafters and the roof pitch before recommending balcony-style windows.

A typical installation day

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A loft roof window goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one to two days.

Regulations for Belfast properties

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BT1 and we will come back with a quote or a survey date.

Common questions in Belfast

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you cover Belfast?

Yes. Fitters travel to addresses in Belfast and the surrounding districts, including BT1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Will my new loft roof window leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Tell us your postcode, BT1 or close by, and what you want fitted. We will reply with the next steps and a quote.
