Fit-only rooflight installation in Belfast

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any rooflight in Belfast, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Fitting across Belfast and nearby

Our fitters come to you. For Belfast that covers BT1, BT2 and BT7, plus nearby Castlereagh and Newtownabbey. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What we check on a supplied unit

There are two ways to do this. Supply and fit means we source a rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

On the day, we cover

  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Unit bedded on the sealant or tape the maker specifies, then screw-fixed
  • Internal reveal trimmed or lined, with the protective film removed at the end
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
  • Delivery damage and missing parts — We ask you to open the delivery and check it as soon as it arrives, not on fitting day.

From arrival to clean-up

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in Northern Ireland

Northern Ireland's building regulations set a minimum of WER Band C or 1.6 W/m²K for rooflights and roof windows in existing homes, assessed under Technical Booklet F1. New openings involve trimming the roof structure, so expect a building control application. Many house rooflights don't need planning permission, but conservation areas and listed buildings are excluded, and side windows near a boundary have obscure-glazing rules. We confirm what applies.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, BT1 or a neighbouring district.

Common questions in Belfast

Does a rooflight need building control approval?

In Northern Ireland a new opening alters the roof structure, so expect a building control application; confirm the position with your council, including for replacements. The new rooflight must meet WER Band C or 1.6 W/m²K. We confirm what applies before you commit.

Do you cover Belfast?

Yes. Fitters travel to addresses in Belfast and the surrounding districts, including BT1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
