Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Areas around Aberdeen we cover
Our fitters come to you. For Aberdeen that covers AB11, AB25 and AB10, plus nearby Peterhead and Arbroath. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
What we do on the day
- Phasing agreed so occupied areas stay dry and usable
- New units fitted, sealed and weathered into the roof covering
- Roof survey of every unit, kerb and the fragile areas around them
- Fire performance near boundaries — We check how close the rooflights are to the site boundary and to escape routes.
- Glass or polycarbonate — We compare glass and polycarbonate units against the roof, use and budget.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a commercial rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building warrants and Aberdeen
On non-domestic buildings and blocks of flats in Scotland, new rooflights and roof alterations need a building warrant, and the Technical Handbooks set energy and fire requirements for the glazing. Smoke vents must be certified products with controls commissioned by a specialist. We confirm the warrant route for your building.
Before you get in touch
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, AB11 or nearby, confirms travel.
Common questions in Aberdeen
How long does fitting take?
Fitting a commercial rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Who is responsible for the smoke-control system?
The building's responsible person, duty holder or managing agent, depending on the nation, is responsible for keeping fire safety systems working. Our part is the rooflight and roof work; the controls, detection and commissioning are handled by a smoke-control specialist, and the quote says who does what.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
