Commercial rooflight installation in Dundee

Glass is heavy, and bigger units get heavy fast. Fitting a commercial rooflight in Dundee means planning how it travels from the delivery vehicle to the roof without chipping an edge or straining a back. Smaller units go up by hand with two fitters. Larger ones may need a hoist, a scaffold loading bay or a crane, and we tell you at quote stage if that applies. Once it is up, the fitting follows the maker's sequence: seat, fix, seal, finish. We take on work like this across Angus & Dundee.

Phased replacement across a building, priced from a survey

Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.

Where our fitters travel

Jobs across DD1, DD3 and DD4 are part of our normal cover for Dundee. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as St Andrews and Arbroath are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What we do on the day

  • Access, edge protection and fragile-roof covers planned before work starts
  • Kerbs checked and packed, adapted or rebuilt where needed
  • Roof survey of every unit, kerb and the fragile areas around them
  • Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
  • Working around occupied buildings — We plan noise, dust and access around the people using the building.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a commercial rooflight: about a day per unit, longer on big roofs, weather permitting.

Planning and building rules in Scotland

On non-domestic buildings and blocks of flats in Scotland, new rooflights and roof alterations need a building warrant, and the Technical Handbooks set energy and fire requirements for the glazing. Smoke vents must be certified products with controls commissioned by a specialist. We confirm the warrant route for your building.

Details that speed up your quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around DD1 and we will come back with a quote or a survey date.

Common questions in Dundee

Do commercial rooflights need planning permission?

Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.

What if my roof opening is the wrong size for the commercial rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Tell us your postcode, DD1 or close by, and what you want fitted. We will reply with the next steps and a quote.
