New rooflight in an existing roof in Aberdeen

Our guide price for new rooflight openings starts from £2,295, and the real figure for your roof in Aberdeen depends on a handful of things: the size and type of rooflight, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of Aberdeen & Aberdeenshire.

Covering AB11 and neighbouring districts

Covering Aberdeen means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in AB11, AB25 and AB10, and are happy to quote further out in Peterhead and Arbroath. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

What we check on a supplied unit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a new rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What the job includes

  • Survey of joist direction, roof build-up, ceiling void and access
  • Insulated upstand built square, level and to the maker's height
  • Plasterboard reveals formed inside and left ready for skim or decoration
  • Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
  • Warm or cold roof build-up — We find out whether the roof is insulated above or between the joists before designing the upstand.

What happens on the day

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a new rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes two to three days.

Do you need permission in Aberdeen?

If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.

Help us quote accurately

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in AB11, and we can price it.

Common questions in Aberdeen

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Does a rooflight need a building warrant?

In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
