Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Buckley and the districts around it, CH7, CH5 and CH4, all sit inside our working area. So does the ground between Buckley and Hawarden (3 miles), and on towards Deeside (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
On the day, we cover
- Treated timber frame fixed down to the deck and joists
- Kerb sized from the maker's drawing, internal and external dimensions both checked
- Height set above the finished roof to the maker's stated minimum
- Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
- Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.
What happens on the day
The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.
Planning and building rules in Wales
In Wales, a new rooflight opening generally needs building regulations approval, and a replacement needs either a scheme-registered installer's certificate or a building notice to the council. We are not registered with a scheme, so we use a building notice and show the fee on the quote. Rooflights must meet 2.2 W/m²K and roof windows 1.4 W/m²K. Planning is tighter than in England: rooflights are not permitted development in conservation areas, National Parks, Areas of Outstanding Natural Beauty or World Heritage Sites, so we check your address before quoting.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CH7 or nearby, confirms travel.
Common questions in Buckley
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Do you cover Buckley?
Yes. Fitters travel to addresses in Buckley and the surrounding districts, including CH7. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Send a few photos and your CH7 postcode, and we will put together a written quote for the job.
