Trade rooflight fitting in Birmingham

Our guide price for trade rooflight fitting starts from £295 + VAT, and the real figure for your roof in Birmingham depends on a handful of things: the size and type of rooflight, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of West Midlands.

Covering B3 and neighbouring districts

Our fitters come to you. For Birmingham that covers B3, B2 and B4, plus nearby Aston and Smethwick. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What the job includes

  • Supplied units checked against your schedule before fitting
  • Upstands built by us where you would rather not
  • Flat rooflights fitted, sealed and trimmed on your kerbs
  • Upstand ready and to size — We ask for the upstands to be built to the maker's drawing before we arrive.
  • Programme and access — We confirm site access, lifting arrangements and working hours before the visit.

What happens on the day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Regulations for Birmingham properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we agree up front who notifies it. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around B3 and we will come back with a quote or a survey date.

Common questions in Birmingham

Will my new rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Who deals with building control on trade jobs?

On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.

Do you cover Birmingham?

Yes. Fitters travel to addresses in Birmingham and the surrounding districts, including B3. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
