Roof access hatch installation in Birmingham

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Birmingham is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof access hatch we install, from a new opening to a straight swap or a fit-only job. We cover Birmingham, the B3 district and the rest of West Midlands.

Areas around Birmingham we cover

Birmingham and the districts around it, B3, B2 and B4, all sit inside our working area. So does the ground between Birmingham and Aston (1 mile), and on towards Smethwick (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Your roof access hatches or ours

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a roof access hatch on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • Locks, catches or handles checked from inside and out
  • Kerb checked or built square, level and to the maker's height
  • Gas struts or actuator fitted and adjusted for full opening
  • How far the lid opens — We check how far the lid swings open and what it swings over.
  • Safety at the roof edge — We ask how often people will use the roof and for what.

Fitting your roof access hatch, step by step

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a roof access hatch: one day, weather permitting.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

What to send for a quick quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as B3.

Common questions in Birmingham

Do you cover Birmingham?

Yes. Fitters travel to addresses in Birmingham and the surrounding districts, including B3. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What if my roof opening is the wrong size for the roof access hatch?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Send a few photos and your B3 postcode, and we will put together a written quote for the job.
