Coverage in North Yorkshire works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. - Existing vent, actuator and upstand surveyed with the specialist
- Controls, detection and wiring handled by the smoke-control specialist
- Commissioning and sign-off carried out by the specialist before handover
- Upstand and weathering — We check the upstand suits the new vent and that the roof around it is sound.
- Certified as a system — We only fit smoke vents that are certified to BS EN 12101-2.
Rules that apply in England
In England, smoke vents for common stairs must be certified to BS EN 12101-2, provide the free area the fire strategy requires (Approved Document B calls for at least 1 m² at the top of a common stair), and have backup power. Smoke vents have their own energy limit, commonly 3.5 W/m²K. Controls and commissioning are handled by a smoke-control specialist, and building control is involved where the system changes.
Common questions in North Yorkshire
Who is responsible for the smoke-control system?
The building's responsible person, duty holder or managing agent, depending on the nation, is responsible for keeping fire safety systems working. Our part is the rooflight and roof work; the controls, detection and commissioning are handled by a smoke-control specialist, and the quote says who does what.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
What if my roof opening is the wrong size for the smoke vent rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
