Rooflight leak repairs in Gwynedd & Anglesey

No two leaking rooflights in Gwynedd & Anglesey cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote rooflight leak repairs across Gwynedd & Anglesey with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Gwynedd & Anglesey

Gwynedd & Anglesey is part of our normal coverage in Wales. Fitting teams travel out to the property, so a town-centre terrace and a house down a farm track are treated alike, as long as a fitter can get the unit to the roof safely. Dates are offered according to fitter availability, and the cost of travel is already in your written quote.

What we do on the day

  • Failed sealant cut out, joints cleaned, dried and resealed
  • Rotten kerb sections replaced where the timber has gone soft
  • Lifted flashing or tape removed and renewed
  • Water lying against the kerb — We check whether rainwater sits against the upstand after it stops raining.
  • Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.

Rules that apply in Wales

In Wales, a new rooflight opening generally needs building regulations approval, and a replacement needs either a scheme-registered installer's certificate or a building notice to the council. We are not registered with a scheme, so we use a building notice and show the fee on the quote. Rooflights must meet 2.2 W/m²K and roof windows 1.4 W/m²K. Planning is tighter than in England: rooflights are not permitted development in conservation areas, National Parks, Areas of Outstanding Natural Beauty or World Heritage Sites, so we check your address before quoting.

Common questions in Gwynedd & Anglesey

Will resealing fix my leaking rooflight?

Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.

Is it condensation or a leak?

Condensation tends to appear on cold mornings, on the inner face of the glass, and runs down the frame. A leak usually follows rain or wind from a particular direction and often stains the ceiling around the opening. Blocked condensation channels can make the two look alike. Photos and a note of when it happens help us narrow it down before the visit.

Can you replace just the misted glass?

Often, yes. Misting between the panes means the sealed unit has failed, but the frame around it may be perfectly sound. Where the maker's design allows the glass to be changed, we measure the unit and fit a replacement, which costs less than a whole new rooflight. Where it does not, or the frame is also worn out, we explain why replacement is the better option.
