Areas around Caernarfon we cover
Jobs across LL55, LL61 and LL56 are part of our normal cover for Caernarfon. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bangor and Holyhead are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
What we do on the day
- Lifted flashing or tape removed and renewed
- Rotten kerb sections replaced where the timber has gone soft
- Inside check of stains, frame drainage channels and the reveal
- Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.
- Upstand height and condition — We measure the kerb and probe the timber for softness.
How a repair visit goes
Expect the visit to be mostly looking and testing. Dust sheets go down below the rooflight. The fitter checks seals and glass from inside, then gets up on the roof by ladder or tower. Minor jobs such as clearing a blocked drainage channel can often be dealt with there and then. Bigger work, like new flashing or a replacement sealed unit, is measured up and priced in writing afterwards.
Regulations for Caernarfon properties
Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.
What to send us
Photos help us price the visit. Send one of the stain or drip inside, one of the rooflight from outside if you can reach a safe viewpoint, and a note of when it leaks: in heavy rain, in wind, or all the time. Add the postcode, LL55 or similar, and how the roof is reached.
Common questions in Caernarfon
Why is my rooflight leaking?
The usual causes are sealant that has cracked or pulled away, flashing or membrane that has perished at the edges, condensation channels blocked with dirt, water ponding against the kerb, or a seal failing on the glass unit. Sometimes the water is coming in elsewhere and running along to the rooflight. A diagnostic visit finds the real source before anyone starts applying sealant.
Do you charge for a leak investigation in Caernarfon?
Yes. Tracing a leak properly takes time on the roof, a close look at the frame and sometimes a water test, so the visit is charged. We confirm the price before you book, so there are no surprises. If a repair is needed beyond what can be done during the visit, it is quoted separately in writing and you decide whether to go ahead.
Will resealing fix my leaking rooflight?
Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.
