Rooflight glass replacement in Powys

No two rooflight glass units in Powys cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote rooflight glass replacement across Powys with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Powys

Fitting across Powys means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in Wales, from single domestic jobs to multi-unit commercial sites.

What's included

  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Frame rebate cleaned and checked for damage, corrosion or failed seals
  • New unit set on packers, then beaded, capped or bonded as designed
  • Weight and lifting — We plan how a heavy pane gets onto the roof and into the frame.
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.

Rules that apply in Wales

For a Welsh home, start with where the house is. In a conservation area, National Park, AONB or World Heritage Site, a rooflight needs planning permission; outside those, permitted development usually covers one that projects 150 mm or less. Side-facing roof windows within 10.5 m of a boundary must be obscure-glazed and fixed. New openings need building regulations approval, and replacements we fit are notified with a building notice, as we are not registered with a competent person scheme. We confirm all of this for your address.

Common questions in Powys

How long does new rooflight glass take?

The new sealed unit is made to the measured size, so there is a gap between the measuring visit and the fitting visit while it is produced. We give you the expected timing when we price the glass, and book the fitting once it has arrived.

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Is the measuring visit charged?

Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
