Towns we list in Moray
Fitting across Moray means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in Scotland, from single domestic jobs to multi-unit commercial sites.
Included in the work
- Measuring visit to size the glass and identify its make-up
- New glazing tapes, gaskets or sealant fitted to suit the frame
- Frame rebate cleaned and checked for damage, corrosion or failed seals
- Condition of the frame — We look at the frame closely before committing to new glass.
- Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.
Rules that apply in Scotland
If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.
Common questions in Moray
Is new glass or a new rooflight better value?
If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.
Can I upgrade the glass while it is being replaced?
Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.
Can you replace just the glass in my rooflight?
Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
