Rooflight glass replacement in Angus & Dundee

No two rooflight glass units in Angus & Dundee cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote rooflight glass replacement across Angus & Dundee with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Builders and roofers working in Angus & Dundee can use us for the rooflight element of a job, wherever the site is in Scotland. Homeowners can book us directly. In both cases the fitters come to the address, the work follows the maker's instructions, and a written quote fixes the price first. Fitting is carried out by vetted teams under S&K's direction.

What's included

  • Measuring visit to size the glass and identify its make-up
  • Sealed unit ordered to match or improve on the original glass
  • New glazing tapes, gaskets or sealant fitted to suit the frame
  • Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.

Rules that apply in Scotland

For Scottish homes: building warrant for new rooflight openings; no warrant for replacing a rooflight complete with its frame, provided it meets the standards, including 1.6 W/m²K; planning permission in conservation areas and listed building consent for listed properties. Outside those, permitted development usually covers house rooflights, but the planning authority has the final word, so we check before you commit.

Common questions in Angus & Dundee

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

How long does new rooflight glass take?

The new sealed unit is made to the measured size, so there is a gap between the measuring visit and the fitting visit while it is produced. We give you the expected timing when we price the glass, and book the fitting once it has arrived.

Can you replace just the glass in my rooflight?

Often, yes. If the frame, gaskets and drainage are sound, a new sealed unit can go into the existing frame. If the frame has failed, is distorted or leaks around the edge, replacing the whole rooflight is usually the better answer, and we tell you that.
