Rooflight glass replacement in Highlands & Islands

Across Highlands & Islands we fit rooflight glass units for homeowners, builders, roofers and commercial clients. The trade side matters: an extension company with jobs running in several of the 5 towns we list does not want to coordinate a different fitter for each. We can take the rooflight element of every site, fitted to the maker's instructions and left ready for the next trade. Domestic customers get the same fitting standard, quoted in writing before work begins.

Towns we list in Highlands & Islands

Coverage in Highlands & Islands works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of Scotland, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

Island and remote addresses here — Shetland, Orkney, the Western Isles and parts of the mainland — are covered by arrangement, with travel priced into the quote. Surveys at island addresses are arranged case by case, and we often price from photos first.

Included in the work

  • Measuring visit to size the glass and identify its make-up
  • Sealed unit ordered to match or improve on the original glass
  • Old glass taken out safely and removed from site
  • Matching the glass make-up — We identify the existing glass so the replacement performs at least as well.
  • Condensation or a failed seal — We confirm whether the mist is inside the sealed unit or on the room-side surface.

Rules that apply in Scotland

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

Common questions in Highlands & Islands

Can I upgrade the glass while it is being replaced?

Usually. Solar-control, self-cleaning, toughened or laminated glass can be specified as long as the frame can take the thickness and weight. We check that on the measuring visit and price the options side by side.

Is new glass or a new rooflight better value?

If the frame, gaskets and drainage are sound, new glass is usually the cheaper fix. If the frame is cracked, distorted or leaking at the kerb, a full replacement is better value. After the measuring visit we price both so you can compare.

Is the measuring visit charged?

Yes. The first visit measures the existing glass and checks the frame, and it is charged. We confirm that price before you book. The fitting of the new glass is then priced in writing, so you see the full cost before anything is ordered.
