Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Towns we list in Highlands & Islands
From the larger towns to the smaller places in between, we take on rooflight fitting across Highlands & Islands. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in Scotland, where they arise, are covered by arrangement, and we tell you that before quoting.
Island and remote addresses here — Shetland, Orkney, the Western Isles and parts of the mainland — are covered by arrangement, with travel priced into the quote. Surveys at island addresses are arranged case by case, and we often price from photos first.

What we do on the day
- Cable route planned through the kerb or reveal before the lining goes on
- Rain sensor positioned where it will get wet when rain starts
- Opening and closing tested, with controls explained at handover
- Who makes the final connection — We confirm who will connect the rooflight to the mains before booking.
- Where power comes from — We find a sensible power supply for the rooflight before fitting day.
Rules that apply in Scotland
If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.
Common questions in Highlands & Islands
Does a rooflight need a building warrant?
In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
What if my roof opening is the wrong size for the electric opening rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
