Roof lantern installation in Belfast

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any roof lantern in Belfast, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Fitting across Belfast and nearby

Jobs across BT1, BT2 and BT7 are part of our normal cover for Belfast. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Castlereagh and Newtownabbey are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Buying your own, or letting us supply

There are two ways to do this. Supply and fit means we source a roof lantern that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

Included in the work

  • Caps, end closures and ridge trims fitted and sealed
  • Frame assembled on the kerb in the maker's set order
  • Internal trims fitted to the ring beam or upstand
  • Heat and glare — We talk through the glass options before you order a large lantern.
  • Level, not to a fall — We set or check the kerb level unless your lantern's maker says otherwise.

Fitting your roof lantern, step by step

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a roof lantern runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Regulations for Belfast properties

Northern Ireland's building regulations set a minimum of WER Band C or 1.6 W/m²K for rooflights and roof windows in existing homes, assessed under Technical Booklet F1. New openings involve trimming the roof structure, so expect a building control application. Many house rooflights don't need planning permission, but conservation areas and listed buildings are excluded, and side windows near a boundary have obscure-glazing rules. We confirm what applies.

Before you get in touch

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as BT1.

Common questions in Belfast

Do I need planning permission for a rooflight in Belfast?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Northern Ireland. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

How long does fitting take?

Fitting a roof lantern into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
