Dome rooflight replacement in Belfast

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for dome rooflight replacement in Belfast, internal finishing is listed so you can see whether it is included or left for your decorator. That way a dome rooflight looks right from the room below as well as from outside. We cover Belfast and properties throughout County Antrim.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Areas around Belfast we cover

Distance is rarely the deciding factor. A roof in Castlereagh, 2 miles from Belfast, gets the same survey, the same written quote and the same fitting process as one in BT1, BT2 and BT7. What changes the price is the job itself: size of unit, roof type, access and lifting. Newtownabbey, around 4 miles out, is treated the same way.

Your dome rooflights or ours

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a dome rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • New multi-skin dome or glass unit fixed and sealed
  • Kerb checked for rot, size and height before the new unit goes on
  • Adaptor or packing fitted where the old kerb needs it
  • Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
  • Kerb size and adaptors — We measure every kerb against the new dome's sizes.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a dome rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Belfast?

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BT1 and we will come back with a quote or a survey date.

Common questions in Belfast

Do I need planning permission for a rooflight in Belfast?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Northern Ireland. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Will my new dome rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
