Roof access hatch installation in Inverness

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for roof access hatch installation in Inverness, internal finishing is listed so you can see whether it is included or left for your decorator. That way a roof access hatch looks right from the room below as well as from outside. We cover Inverness and properties throughout Highlands & Islands.

Fitting across Inverness and nearby

Fitters travel to the job, so the address is what counts. In Inverness that means postcode districts IV1, IV3 and IV2, and the same teams can just as easily take on work in Forres, about 24 miles away, or Elgin at roughly 36 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Your roof access hatches or ours

There are two ways to do this. Supply and fit means we source a roof access hatch that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

Included in the work

  • Opening and closing tested and the controls explained
  • Hatch fixed and weathered, with the membrane dressed up the upstand
  • Gas struts or actuator fitted and adjusted for full opening
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.
  • How far the lid opens — We check how far the lid swings open and what it swings over.

What happens on the day

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof access hatch is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning and building rules in Scotland

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Details that speed up your quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as IV1.

Common questions in Inverness

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do I need planning permission for a rooflight in Inverness?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Scotland. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Do you cover Inverness?

Yes. Fitters travel to addresses in Inverness and the surrounding districts, including IV1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
