Where our fitters travel
Our fitters come to you. For Forres that covers IV36, IV30 and IV31, plus nearby Elgin and Inverness. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
What we check on a supplied unit
If you have bought a roof access hatch yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
Included in the work
- Locks, catches or handles checked from inside and out
- Opening and closing tested and the controls explained
- Opening and upstand sized for a clear climb-through, not just daylight
- Safety at the roof edge — We ask how often people will use the roof and for what.
- How far the lid opens — We check how far the lid swings open and what it swings over.
How a fitting day runs
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a roof access hatch runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Planning and building rules in Scotland
For Scottish homes: building warrant for new rooflight openings; no warrant for replacing a rooflight complete with its frame, provided it meets the standards, including 1.6 W/m²K; planning permission in conservation areas and listed building consent for listed properties. Outside those, permitted development usually covers house rooflights, but the planning authority has the final word, so we check before you commit.
Details that speed up your quote
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as IV36.
Common questions in Forres
How long does fitting take?
Fitting a roof access hatch into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Send a few photos and your IV36 postcode, and we will put together a written quote for the job.
