Electric opening rooflight installation in Inverness

Plenty of rooflight trouble starts with a tape measure. Units are often sold by the builder's opening, meaning the hole in the roof, rather than the overall external size, and confusing the two leaves you with a frame that does not suit the opening. Before we fit any electric opening rooflight in Inverness, we measure the opening, the upstand or kerb where there is one, and the finished roof level, then compare them with the maker's drawing. If something is out, you hear about it before the fitting day rather than on it. That single check keeps most jobs like this on track.

Where our fitters travel

Covering Inverness means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in IV1, IV3 and IV2, and are happy to quote further out in Forres and Elgin. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

What we check on a supplied unit

If you have bought an electric opening rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Rain sensor positioned where it will get wet when rain starts
  • Wall switch, remote receiver or control box fixed in place
  • Cable route planned through the kerb or reveal before the lining goes on
  • Where power comes from — We find a sensible power supply for the rooflight before fitting day.
  • Cable length and size — We check the cable run against the maker's limits before planning where the controls go.

Fitting your electric opening rooflight, step by step

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack an electric opening rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes one day, plus the electrician's connection.

Planning, building warrants and Inverness

If you live in Scotland, the key question is whether the job is new or a replacement. A new rooflight needs a building warrant. Swapping an old rooflight for a new one, frame included, doesn't, as long as the new unit meets the standards: the energy figure for new or replacement rooflights in alterations is 1.6 W/m²K. Conservation areas have no householder permitted development rights for roof alterations, and listed buildings need listed building consent.

Before you get in touch

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in IV1, and we can price it.

Common questions in Inverness

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you fit the electric opening rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.
