Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering SW1V and neighbouring districts
Fitters travel to the job, so the address is what counts. In Pimlico that means postcode districts SW1V, SW1 and SW1P, and the same teams can just as easily take on work in Battersea, about 1 mile away, or Chelsea at roughly 1 mile. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
Your dome rooflights or ours
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a dome rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What the job includes
- Adaptor or packing fitted where the old kerb needs it
- Membrane checked where it meets the kerb, with small repairs made
- Inside checked for drips and the trim refitted
- Upgrading to glass — We check whether the kerb suits a glass unit before recommending one.
- Fragile dome safety — We treat old domes as fragile at all times.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a dome rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Regulations for Pimlico properties
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Before you get in touch
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in SW1V, and we can price it.
Common questions in Pimlico
Will my new dome rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
What upstand height and roof pitch does dome rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Do I need planning permission for a rooflight in Pimlico?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
