Dome rooflight replacement in Chelsea

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Chelsea is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every dome rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Chelsea, the SW3 district and the rest of Greater London.

Coverage in and around Chelsea

Chelsea and the districts around it, SW3, SW10 and SW7, all sit inside our working area. So does the ground between Chelsea and Battersea (1 mile), and on towards Kensington (1 mile). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

What we check on a supplied unit

Your unit or ours, the fitting standard is the same. For supply and fit we choose a dome rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What the job includes

  • Kerb checked for rot, size and height before the new unit goes on
  • Old dome unscrewed, lifted off and taken away
  • Inside checked for drips and the trim refitted
  • Fragile dome safety — We treat old domes as fragile at all times.
  • Multi-skin domes and energy — We fit multi-skin domes rather than single-skin ones as replacements.

A typical installation day

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a dome rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes a few hours per dome.

Do you need permission in Chelsea?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around SW3. That is enough for a first price.

Common questions in Chelsea

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
