Dome rooflight replacement in Newtownabbey

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Newtownabbey is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every dome rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Newtownabbey, the BT37 district and the rest of County Antrim.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Fitters travel to the job, so the address is what counts. In Newtownabbey that means postcode districts BT37, BT36 and BT15, and the same teams can just as easily take on work in Belfast, about 4 miles away, or Carrickfergus at roughly 6 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Your dome rooflights or ours

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

Included in the work

  • New multi-skin dome or glass unit fixed and sealed
  • Kerb top cleaned of old sealant, fixings and loose felt
  • Inside checked for drips and the trim refitted
  • Is the kerb sound? — We check each kerb for rot and movement before quoting a dome swap.
  • Fragile dome safety — We treat old domes as fragile at all times.

From arrival to clean-up

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a dome rooflight: a few hours per dome, weather permitting.

Planning and building rules in Northern Ireland

In Northern Ireland, the energy standard for a new or replacement rooflight or roof window in an existing home is WER Band C or a U-value of 1.6 W/m²K, under Technical Booklet F1. Cutting a new opening alters the roof structure, so a building control application is expected; confirm with the council's building control team. Planning permitted development covers many rooflights on houses if they stay below the ridge, project no more than 15 cm on a road-facing slope and sit at least 0.5 m from the ridge, eaves and verges.

Details that speed up your quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BT37 and we will come back with a quote or a survey date.

Common questions in Newtownabbey

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you cover Newtownabbey?

Yes. Fitters travel to addresses in Newtownabbey and the surrounding districts, including BT37. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
