What the job costs in Rhondda
Small conservation unit
Low-profile unit with glazing bar, slate or tile flashing
Medium unit
Larger opening, lead or matching flashings
Large or bespoke
Larger or made-to-order units for listed or sensitive roofs
Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Distance is rarely the deciding factor. A roof in Tonypandy, 3 miles from Rhondda, gets the same survey, the same written quote and the same fitting process as one in CF43, CF41 and CF40. What changes the price is the job itself: size of unit, roof type, access and lifting. Aberdare, around 4 miles out, is treated the same way.
Fit-only or supply and fit
If you have bought a conservation rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the flashing kit and the roof pitch range. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
What the job includes
- Inside lining fitted to suit the room's ceiling or exposed rafters
- Position checked against any consent drawings or council conditions
- Slates or tiles lifted carefully and kept for reuse where possible
- Reusing the original covering — We plan to reuse the existing slates or tiles wherever we can.
- Listed building consent — We confirm listed building consent is in place before fitting any rooflight on a listed building.
From arrival to clean-up
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a conservation rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building control and Rhondda
Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.
Details that speed up your quote
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as CF43.
Common questions in Rhondda
Does a rooflight need building regulations approval?
In Wales a new opening generally needs building regulations approval. A replacement must be self-certified by a scheme-registered installer or covered by a building notice. We are not registered with a scheme, so replacements we fit go through a building notice, and the council's fee is shown on your quote.
What if my roof opening is the wrong size for the conservation rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
