Flat rooflight installation in Rhondda

If the flat rooflight on your roof now is misted, discoloured, cracked or letting water in, replacing it is often simpler than people expect. The old unit comes out, we inspect the kerb or frame underneath, and we decide with you whether it can be reused or needs rebuilding. Then the new one goes in, sealed to the roof covering and finished inside. We handle this kind of flat rooflight installation in Rhondda and nearby, alongside new openings and fit-only work. Postcode CF43 and its neighbours are all within our cover.

Where our fitters travel

Jobs across CF43, CF41 and CF40 are part of our normal cover for Rhondda. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Tonypandy and Aberdare are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What we check on a supplied unit

If you have bought a flat rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Upstand checked or built to the maker's internal and external sizes
  • Reveal lined and trimmed inside, with the glass left clean
  • Fall confirmed so rain runs off the glass rather than sitting on it
  • Solar gain on south-facing roofs — We ask which way the roof faces and how the room is used before suggesting glass.
  • Pitch of the glass — We make sure the glass will sit at the pitch its maker asks for.

How a fitting day runs

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a flat rooflight: one day, weather permitting.

Planning, building control and Rhondda

Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.

Help us quote accurately

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CF43 or nearby, confirms travel.

Common questions in Rhondda

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
