Covering AB11 and neighbouring districts
Jobs across AB11, AB25 and AB10 are part of our normal cover for Aberdeen. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Peterhead and Arbroath are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Buying your own, or letting us supply
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a conservation rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the opening size and the flashing kit it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What the job includes
- Rooflight set low so it sits close to the line of the roof
- Rafters trimmed with timbers that suit the existing roof
- Position checked against any consent drawings or council conditions
- Reusing the original covering — We plan to reuse the existing slates or tiles wherever we can.
- Energy and old roofs — We make sure the rooflight meets current energy rules while suiting an older roof build-up.
A typical installation day
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a conservation rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Do you need permission in Aberdeen?
For Scottish homes: building warrant for new rooflight openings; no warrant for replacing a rooflight complete with its frame, provided it meets the standards, including 1.6 W/m²K; planning permission in conservation areas and listed building consent for listed properties. Outside those, permitted development usually covers house rooflights, but the planning authority has the final word, so we check before you commit.
Help us quote accurately
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around AB11 and we will come back with a quote or a survey date.
Common questions in Aberdeen
Do you offer trade rates for builders and roofers?
We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
Will my new conservation rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Tell us your postcode, AB11 or close by, and what you want fitted. We will reply with the next steps and a quote.
