Electric opening rooflight installation in Aberdeen

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for electric opening rooflight installation in Aberdeen, internal finishing is listed so you can see whether it is included or left for your decorator. That way an electric opening rooflight looks right from the room below as well as from outside. We cover Aberdeen and properties throughout Aberdeen & Aberdeenshire.

Guide ranges for supply & fit; the electrician's final connection is quoted separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.

Where our fitters travel

Distance is rarely the deciding factor. A roof in Peterhead, 28 miles from Aberdeen, gets the same survey, the same written quote and the same fitting process as one in AB11, AB25 and AB10. What changes the price is the job itself: size of unit, roof type, access and lifting. Arbroath, around 44 miles out, is treated the same way.

Your electric opening rooflights or ours

If you have bought an electric opening rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Cable route planned through the kerb or reveal before the lining goes on
  • Upstand checked or built to suit the unit and its actuator housing
  • Cable route and controls set up ready for the electrician's final connection, quoted as a separate line
  • Opening onto a side slope — We check where the opening part will sit if the roof is pitched or the unit faces a neighbour.
  • Rain sensor position — We place the rain sensor where rain will reach it quickly and debris will not cover it.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix an electric opening rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building warrants and Aberdeen

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around AB11. That is enough for a first price.

Common questions in Aberdeen

Do you cover Aberdeen?

Yes. Fitters travel to addresses in Aberdeen and the surrounding districts, including AB11. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How long does fitting take?

Fitting an electric opening rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Got a unit waiting to go in, or need one sourced? Either way, start with your Aberdeen address and a couple of photos.
