Commercial rooflight installation in Shropshire

Rooflight fitting in Shropshire is planned around dry spells, not just calendar dates. That matters more than people think: membranes and sealants need a dry surface, and a roof should not be left open in poor weather. So when we offer a date for commercial rooflight installation, it comes with a sensible fallback. We take jobs across all 30 postcode districts in Shropshire, and the written quote sets out what is included before you commit.

Phased replacement across a building, priced from a survey

Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Towns we list in Shropshire

Fitting across Shropshire means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.

What we do on the day

  • New units fitted, sealed and weathered into the roof covering
  • Phasing agreed so occupied areas stay dry and usable
  • Roof survey of every unit, kerb and the fragile areas around them
  • Energy limits for non-domestic roofs — We check new units against the energy limits for non-domestic buildings.
  • Fire performance near boundaries — We check how close the rooflights are to the site boundary and to escape routes.

Rules that apply in England

For non-domestic roofs in England, expect building control involvement for new openings, energy limits of 2.2 W/m²K for rooflights, and fire checks where rooflights sit near a boundary or above an escape route. Smoke ventilation rooflights must be certified products, with controls commissioned by a specialist. We set out what applies to your building on the quote.

Common questions in Shropshire

What if my roof opening is the wrong size for the commercial rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Does commercial rooflight work need building control?

Usually. New openings, structural changes and smoke vents go through building control, and on buildings covered by fire safety law that means a full plans application rather than a building notice. We are not registered with a competent person scheme, so replacements we fit are notified to building control. We confirm the route and show any fee on the quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
