Walk-on rooflight installation in Tyne and Wear

Rooflight fitting in Tyne and Wear is planned around dry spells, not just calendar dates. That matters more than people think: membranes and sealants need a dry surface, and a roof should not be left open in poor weather. So when we offer a date for walk-on rooflight installation, it comes with a sensible fallback. We take jobs across all 43 postcode districts in Tyne and Wear, and the written quote sets out what is included before you commit.

Towns we list in Tyne and Wear

Coverage in Tyne and Wear works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

Included in the work

  • Protective film removed and the anti-slip surface left clean
  • Engineer's calculations and the unit's loading data checked together
  • Support frame or upstand prepared to the approved structural design
  • Drainage around the glass — We check how water will drain from the terrace around the unit.
  • Units tested to old standards — We check which standard the walk-on unit has been tested to.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in Tyne and Wear

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

What upstand height and roof pitch does walk-on rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
