The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. What's included
- Lifting plan for the unit, including people or gear for the day
- Unit bedded and fixed so it sits level with the finished surface
- Engineer's calculations and the unit's loading data checked together
- Drainage around the glass — We check how water will drain from the terrace around the unit.
- Structural calculations — We need structural calculations for the glass and its support before a walk-on job goes ahead.
Rules that apply in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Common questions in North Yorkshire
What upstand height and roof pitch does walk-on rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Do you cover North Yorkshire?
Yes. Fitters travel to addresses in North Yorkshire and the surrounding districts, including BD, DL, HG, LS, TS and YO postcodes. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
