Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Our fitters come to you. For Westbury that covers BA13, BA14 and BA12, plus nearby Warminster and Trowbridge. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
What the job includes
- Kerb sized from the maker's drawing, internal and external dimensions both checked
- Insulation fitted to the upstand faces to limit heat loss
- Height set above the finished roof to the maker's stated minimum
- Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.
- Height above the finished roof — We set the upstand so it stands at least 150 mm above the finished roof, measured from the top of any ballast, paving or walkway.
How a fitting day runs
The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.
Planning and building rules in England
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BA13 or nearby, confirms travel.
Common questions in Westbury
Do you cover Westbury?
Yes. Fitters travel to addresses in Westbury and the surrounding districts, including BA13. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Do you offer trade rates for builders and roofers?
We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
