Rooflight upstands & kerbs in Swansea

Building an upstand in Swansea starts with the rooflight's own drawing, not a standard size. The kerb has to match the unit's internal dimensions, stand high enough above the finished roof for water to run off, and be level or pitched as the maker asks. We set the timber out to those figures, check the diagonals, insulate and weather it. If the rooflight is not on site yet, send us its make and model so the kerb is built for it.

Fitting across Swansea and nearby

Our fitters come to you. For Swansea that covers SA1, SA2 and SA5, plus nearby Clydach and Briton Ferry. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Included in the work

  • Insulation fitted to the upstand faces to limit heat loss
  • Fall built into the kerb where the rooflight needs one
  • Height set above the finished roof to the maker's stated minimum
  • Height above the finished roof — We set the upstand so it stands at least 150 mm above the finished roof, measured from the top of any ballast, paving or walkway.
  • Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.

How a fitting day runs

On the day, the fitters check the opening and the roof deck around it, then cut and fix treated timber to the maker's kerb size, square and level, with any fall the rooflight needs built in. Insulation goes on the faces that need it, and the roof membrane is turned up and dressed so the kerb is weathertight before anyone leaves. Most upstand jobs take half a day to a day.

Do you need permission in Swansea?

Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements we fit go through a building notice because we are not scheme-registered, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.

What to send for a quick quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SA1 or nearby, confirms travel.

Common questions in Swansea

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do I need planning permission for a rooflight in Swansea?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Wales. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Does a rooflight need building regulations approval?

In Wales a new opening generally needs building regulations approval. A replacement must be self-certified by a scheme-registered installer or covered by a building notice. We are not registered with a scheme, so replacements we fit go through a building notice, and the council's fee is shown on your quote.

Tell us your postcode, SA1 or close by, and what you want fitted. We will reply with the next steps and a quote.
