Guide ranges for supply & fit; building control notice fee extra in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Areas around Swansea we cover
If you also own a property or a business unit in Clydach, Briton Ferry or Gorseinon, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and SA1, SA2 and SA5 sit comfortably within that pattern.
Buying your own, or letting us supply
Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a replacement rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.
On the day, we cover
- Building notice given to the council in England and Wales, with its fee on the quote
- Internal reveal made good where the old trim or plaster was damaged
- Roof membrane repaired and turned up where it meets the kerb
- Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
- Inside finishes — We check the condition of the plaster and trim around the opening from inside.
From arrival to clean-up
Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a replacement rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.
Regulations for Swansea properties
In Wales, a new rooflight opening generally needs building regulations approval, and a replacement needs either a scheme-registered installer's certificate or a building notice to the council. We are not registered with a scheme, so we use a building notice and show the fee on the quote. Rooflights must meet 2.2 W/m²K and roof windows 1.4 W/m²K. Planning is tighter than in England: rooflights are not permitted development in conservation areas, National Parks, Areas of Outstanding Natural Beauty or World Heritage Sites, so we check your address before quoting.
Help us quote accurately
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in SA1, and we can price it.
Common questions in Swansea
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
What upstand height and roof pitch does replacement rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
