Where our fitters travel
Looking at a property near Brecon but not quite in it? We work across LD3, NP8 and LD2 and outwards to Merthyr Tydfil, Ebbw Vale and Aberdare. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Brecon.
What the job includes
- Kerb sized from the maker's drawing, internal and external dimensions both checked
- Treated timber frame fixed down to the deck and joists
- Fall built into the kerb where the rooflight needs one
- Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.
- Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.
From arrival to clean-up
The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.
Regulations for Brecon properties
Welsh rules differ from England's in one important way: rooflights lose permitted development rights in conservation areas, National Parks, AONBs and World Heritage Sites. Elsewhere on a house, a rooflight that projects no more than 150 mm and stays below the highest part of the roof is usually fine. Building regulations still apply to new openings, replacements we fit go through a building notice because we are not scheme-registered, and the energy limit for rooflights is 2.2 W/m²K. A new Welsh Approved Document L takes effect on 4 March 2027.
Before you get in touch
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around LD3 and we will come back with a quote or a survey date.
Common questions in Brecon
Does a rooflight need building regulations approval?
In Wales a new opening generally needs building regulations approval. A replacement must be self-certified by a scheme-registered installer or covered by a building notice. We are not registered with a scheme, so replacements we fit go through a building notice, and the council's fee is shown on your quote.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
