Rooflight upstands & kerbs in Deal

A kerb that is a few millimetres out of square, or a little too low once the roof covering goes on, can stop a rooflight sealing properly. That is why upstand work in Deal starts with measuring the opening, the roof build-up and the unit's kerb size together. The upstand is then built from treated timber, insulated and weathered into the membrane, felt or fibreglass. You get a written quote first and a note of the sizes it was built to.

Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Coverage in and around Deal

Jobs across CT14, CT13 and CT15 are part of our normal cover for Deal. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Dover and Ramsgate are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What the job includes

  • Diagonals measured so the kerb is square before anything sits on it
  • Treated timber frame fixed down to the deck and joists
  • Kerb sized from the maker's drawing, internal and external dimensions both checked
  • Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.
  • Size tolerance on the kerb — We build kerbs to a tight tolerance because rooflight glass is made to order and cannot be trimmed on site.

What happens on the day

The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.

Regulations for Deal properties

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

What to send for a quick quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, CT14 or nearby, confirms travel.

Common questions in Deal

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
