Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Where our fitters travel
Jobs across CT1, CT2 and CT4 are part of our normal cover for Canterbury. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Whitstable and Herne Bay are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
What we do on the day
- Diagonals measured so the kerb is square before anything sits on it
- Roof membrane turned up, bonded and finished at the kerb top
- Treated timber frame fixed down to the deck and joists
- Height above the finished roof — We set the upstand so it stands at least 150 mm above the finished roof, measured from the top of any ballast, paving or walkway.
- Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.
Fitting your rooflight upstand, step by step
The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.
Planning, building control and Canterbury
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Getting a price from photos
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around CT1 and we will come back with a quote or a survey date.
Common questions in Canterbury
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
