Commercial rooflight installation in Canterbury

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for commercial rooflight installation in Canterbury, internal finishing is listed so you can see whether it is included or left for your decorator. That way a commercial rooflight looks right from the room below as well as from outside. We cover Canterbury and properties throughout Kent.

Areas around Canterbury we cover

Canterbury and the districts around it, CT1, CT2 and CT4, all sit inside our working area. So does the ground between Canterbury and Whitstable (6 miles), and on towards Herne Bay (7 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Included in the work

  • Kerbs checked and packed, adapted or rebuilt where needed
  • Unit schedule and handover notes for the building's records
  • New units fitted, sealed and weathered into the roof covering
  • Energy limits for non-domestic roofs — We check new units against the energy limits for non-domestic buildings.
  • Working around occupied buildings — We plan noise, dust and access around the people using the building.

From arrival to clean-up

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a commercial rooflight: about a day per unit, longer on big roofs, weather permitting.

Do you need permission in Canterbury?

On commercial buildings in England, new rooflights and changes to roof structure go through building control, and replacements in non-dwellings also need building control involvement unless fitted by a scheme-registered installer, which we are not; load-bearing or structural glass always goes through building control. Fire rules matter near boundaries and over escape routes, and smoke vents must be certified to BS EN 12101-2. We confirm the route and the paperwork for your building before work starts.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around CT1 and we will come back with a quote or a survey date.

Common questions in Canterbury

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

What if my roof opening is the wrong size for the commercial rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

What upstand height and roof pitch does commercial rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Tell us your postcode, CT1 or close by, and what you want fitted. We will reply with the next steps and a quote.
