Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Coverage in and around Inverness
If you also own a property or a business unit in Forres, Elgin or Perth, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and IV1, IV3 and IV2 sit comfortably within that pattern.
Included in the work
- Height set above the finished roof to the maker's stated minimum
- Kerb sized from the maker's drawing, internal and external dimensions both checked
- Treated timber frame fixed down to the deck and joists
- Size tolerance on the kerb — We build kerbs to a tight tolerance because rooflight glass is made to order and cannot be trimmed on site.
- Energy limit for site-built kerbs — We insulate the kerb to what the building standards in Scotland expect; England and Wales set 0.35 W/m²K for site-built upstands.
Fitting your rooflight upstand, step by step
On the day, the fitters check the opening and the roof deck around it, then cut and fix treated timber to the maker's kerb size, square and level, with any fall the rooflight needs built in. Insulation goes on the faces that need it, and the roof membrane is turned up and dressed so the kerb is weathertight before anyone leaves. Most upstand jobs take half a day to a day.
Regulations for Inverness properties
In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.
Getting a price from photos
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, IV1 or nearby, confirms travel.
Common questions in Inverness
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Does a rooflight need a building warrant?
In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Send a few photos and your IV1 postcode, and we will put together a written quote for the job.
