Rooflight upstands & kerbs in Wigan

Replacing an old dome or a failed rooflight often means the kerb underneath has to change too: it may be rotten, too low for the new unit or the wrong size. We strip back what is needed, build a new upstand in Wigan to the new unit's dimensions, insulate it and dress the roof covering up to it. Where only part of the kerb has failed, we say so and price the smaller repair. The scope is set out in a written quote before work starts.

Coverage in and around Wigan

Jobs across WN1, WN3 and WN5 are part of our normal cover for Wigan. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Hindley and Ashton in Makerfield are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

On the day, we cover

  • Treated timber frame fixed down to the deck and joists
  • Kerb sized from the maker's drawing, internal and external dimensions both checked
  • Insulation fitted to the upstand faces to limit heat loss
  • Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
  • Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.

A typical installation day

On the day, the fitters check the opening and the roof deck around it, then cut and fix treated timber to the maker's kerb size, square and level, with any fall the rooflight needs built in. Insulation goes on the faces that need it, and the roof membrane is turned up and dressed so the kerb is weathertight before anyone leaves. Most upstand jobs take half a day to a day.

Regulations for Wigan properties

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, WN1 or nearby, confirms travel.

Common questions in Wigan

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you cover Wigan?

Yes. Fitters travel to addresses in Wigan and the surrounding districts, including WN1. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Tell us your postcode, WN1 or close by, and what you want fitted. We will reply with the next steps and a quote.
