Rooflight upstands & kerbs in Chingford

Replacing an old dome or a failed rooflight often means the kerb underneath has to change too: it may be rotten, too low for the new unit or the wrong size. We strip back what is needed, build a new upstand in Chingford to the new unit's dimensions, insulate it and dress the roof covering up to it. Where only part of the kerb has failed, we say so and price the smaller repair. The scope is set out in a written quote before work starts.

Covering E4 and neighbouring districts

Our fitters come to you. For Chingford that covers E4, IG8 and N9, plus nearby Woodford Green and Ponders End. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

What we do on the day

  • Fall built into the kerb where the rooflight needs one
  • Kerb sized from the maker's drawing, internal and external dimensions both checked
  • Insulation fitted to the upstand faces to limit heat loss
  • Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
  • Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.

What happens on the day

Building an upstand starts with the rooflight's own drawing: its kerb size, height above the finished roof and fall. The team sets the timber out to those figures, checks the diagonals, insulates the outer faces and dresses the membrane up and over. If the rooflight is going on the same day, it is fitted next; if not, the kerb is protected until it does.

Regulations for Chingford properties

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Before you get in touch

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around E4 and we will come back with a quote or a survey date.

Common questions in Chingford

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Get in touch with the details of your Chingford property and we will explain what the job involves and what it costs.
