Rooflight upstands & kerbs in Brixton

A kerb that is a few millimetres out of square, or a little too low once the roof covering goes on, can stop a rooflight sealing properly. That is why upstand work in Brixton starts with measuring the opening, the roof build-up and the unit's kerb size together. The upstand is then built from treated timber, insulated and weathered into the membrane, felt or fibreglass. You get a written quote first and a note of the sizes it was built to.

Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Fitting across Brixton and nearby

Distance is rarely the deciding factor. A roof in Camberwell, 1 mile from Brixton, gets the same survey, the same written quote and the same fitting process as one in SW9, SE5 and SE24. What changes the price is the job itself: size of unit, roof type, access and lifting. Clapham, around 1 mile out, is treated the same way.

On the day, we cover

  • Treated timber frame fixed down to the deck and joists
  • Insulation fitted to the upstand faces to limit heat loss
  • Roof membrane turned up, bonded and finished at the kerb top
  • Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.
  • Fall built in or level — We confirm whether your rooflight needs the kerb to provide a fall or should sit level.

A typical installation day

Building an upstand starts with the rooflight's own drawing: its kerb size, height above the finished roof and fall. The team sets the timber out to those figures, checks the diagonals, insulates the outer faces and dresses the membrane up and over. If the rooflight is going on the same day, it is fitted next; if not, the kerb is protected until it does.

Regulations for Brixton properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SW9 or nearby, confirms travel.

Common questions in Brixton

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Tell us your postcode, SW9 or close by, and what you want fitted. We will reply with the next steps and a quote.
