Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Jobs across TW18, TW19 and TW20 are part of our normal cover for Staines. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Egham and Ashford are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
What we check on a supplied unit
Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.
What we do on the day
- Dust cleared from the room below and the loft
- Route through the loft checked for joists, cables and pipes
- Dome fixed and sealed on top of the flashing
- Length and bends in the tube — We plan the shortest, straightest route we can between the roof and the ceiling.
- Tube size — We match the tube size to the room and the roof.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a sun tunnel, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Do you need permission in Staines?
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Details that speed up your quote
Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around TW18. That is enough for a first price.
Common questions in Staines
How long does fitting take?
Fitting a sun tunnel into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do I need planning permission for a rooflight in Staines?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Do you cover Staines?
Yes. Fitters travel to addresses in Staines and the surrounding districts, including TW18. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Get in touch with the details of your Staines property and we will explain what the job involves and what it costs.
