Areas around Witham we cover
Jobs across CM8, CM9 and CM3 are part of our normal cover for Witham. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Maldon and Braintree are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Fit-only or supply and fit
Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a sun tunnel on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.
Included in the work
- Tube insulated where it passes through a cold loft
- Roof opening cut and the flashing fitted to tiles, slates or a flat-roof kit
- Rigid or flexible tube run and joined, with as few bends as possible
- Length and bends in the tube — We plan the shortest, straightest route we can between the roof and the ceiling.
- Tube size — We match the tube size to the room and the roof.
Fitting your sun tunnel, step by step
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a sun tunnel, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Do you need permission in Witham?
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Getting a price from photos
A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, CM8 or a neighbouring district.
Common questions in Witham
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
How long does fitting take?
Fitting a sun tunnel into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do I need planning permission for a rooflight in Witham?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Send a few photos and your CM8 postcode, and we will put together a written quote for the job.
