Sliding rooflight installation in Holyhead

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Holyhead is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every sliding rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Holyhead, the LL65 district and the rest of Gwynedd & Anglesey.

Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Is your address covered?

Distance is rarely the deciding factor. A roof in Caernarfon, 19 miles from Holyhead, gets the same survey, the same written quote and the same fitting process as one in LL65, LL64 and LL63. What changes the price is the job itself: size of unit, roof type, access and lifting. Bangor, around 22 miles out, is treated the same way.

Your sliding rooflights or ours

Which works out better, buying your own or letting us supply? It depends on what you value. Buying your own gives you control of the product and what you pay for it. Letting us supply puts the whole job, unit and fitting, under one written quote. On a customer-supplied unit we still measure it against the opening, look at the upstand, and inspect the condition it arrived in. Warranty on the product sits with whoever sold it, while the fitting carries our own guarantee.

On the day, we cover

  • Clear run confirmed for the glass to slide over when open
  • Controls, sensors and any safety stop set up and tested
  • Frame fixed and weathered with the membrane dressed up the kerb
  • Power and safety stops — We confirm the power supply and the safety features before fitting day.
  • Weight and lifting — We plan the lift for a sliding rooflight before it is ordered.

Fitting your sliding rooflight, step by step

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a sliding rooflight: one to two days, weather permitting.

Planning, building control and Holyhead

In Wales, a new rooflight opening generally needs building regulations approval, and a replacement needs either a scheme-registered installer's certificate or a building notice to the council. We are not registered with a scheme, so we use a building notice and show the fee on the quote. Rooflights must meet 2.2 W/m²K and roof windows 1.4 W/m²K. Planning is tighter than in England: rooflights are not permitted development in conservation areas, National Parks, Areas of Outstanding Natural Beauty or World Heritage Sites, so we check your address before quoting.

Before you get in touch

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in LL65, and we can price it.

Common questions in Holyhead

What if my roof opening is the wrong size for the sliding rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do I need planning permission for a rooflight in Holyhead?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Wales. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Tell us your postcode, LL65 or close by, and what you want fitted. We will reply with the next steps and a quote.
