Rooflight replacement in Cornwall

No two replacement rooflights in Cornwall cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote rooflight replacement across Cornwall with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Cornwall

Coverage in Cornwall works by postcode, not by distance from an office. Give us the full postcode and we will confirm whether it is standard cover, as it is for most of England, or one of the few remote and island areas handled by arrangement. Either way, you get a written quote before any work is booked, with travel included in the price.

The Isles of Scilly are covered by arrangement, with travel priced into the quote before you commit.

What's included

  • Kerb inspected for rot, height, level and fall once the old unit is off
  • Old rooflight or dome unscrewed, lifted out and taken away for disposal
  • Building notice given to the council in England and Wales, with its fee on the quote
  • Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
  • Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in Cornwall

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you fit the replacement rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

What upstand height and roof pitch does replacement rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
