Guide ranges for supply & fit; building control notice fee extra in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Coverage in and around Falmouth
Jobs across TR11, TR10 and TR3 are part of our normal cover for Falmouth. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Truro and Redruth are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Buying your own, or letting us supply
Your unit or ours, the fitting standard is the same. For supply and fit we choose a replacement rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
What we do on the day
- Roof membrane repaired and turned up where it meets the kerb
- New unit bedded, fixed and sealed exactly as its maker shows
- Kerb inspected for rot, height, level and fall once the old unit is off
- Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.
- Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
What happens on the day
Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a replacement rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.
Planning, building control and Falmouth
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, TR11 or nearby, confirms travel.
Common questions in Falmouth
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
How long does fitting take?
Fitting a replacement rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Tell us your postcode, TR11 or close by, and what you want fitted. We will reply with the next steps and a quote.
